Basic Facts About Leases



Most rentals involve a written lease prepared by the landlord or, most likely, the landlord's attorney.

Four Basic Things You Need To Know About Leases:
  1. A lease is a legally binding contract, so you should make sure you know what it contains BEFORE you sign it.  Leases define the duties, the obligations and the responsibilities of the landlord and the tenant.

  2. If you and the landlord decide to change any term in the written lease, make sure it is done in writing. Any change should also be signed or, at least initialled by both you and landlord.

  3. Keep a copy of the lease.  New Hampshire law requires that the landlord give a copy of the lease to to you within 30 days after the signing.

  4. Keep receipts or canceled checks for all your payments.
